A NARROW ESCAPE FROM A HUGE DEBT
Nikki’s clients were looking to purchase their dream property in Liguria. Through Nikki’s expert team’s due diligence, a €1.6million debt was discovered attached to the property.
In Italy, any debt the property has is inherited by you when you purchase. Nikki’s team used a bespoke strategy to protect this client’s investment.
HOLIDAY RENTAL UNINHABITABLE
Nikki’s clients were set on purchasing a beautiful property in Puglia for €625,000 to use as a holiday rental. Nikki’s team discovered that 2 of the 3 bedrooms were not considered legally habitable, despite it being sold as a 3 bedroom home.
Had the client purchased this property without Nikki’s team, they would have lost their investment and been unable to rent it out.
A Less Than Transparent Vendor
Client was looking to buy in Puglia for €280,000. The property had various illegal components and the owner and their geometra were trying to hide information as to the severity of the issues
THE DREAM HOME OR DAIRY FARM?
Nikki’s clients had their heart set on a home in Puglia for €150,000, and wanted to purchase from abroad.
The agent neglected to mention that the home was right next to a dairy farm, and had left that out of the photos. Nikki’s team used drone footage to show the clients exactly what they were getting into, saving them from a stinky mistake!
A 15 year dream finally coming to fruition
Nikki’s clients from the USA had been looking for their dream home in Tuscany for nearly 15 years! Their wish list was long as they have dreamt of a specific type of property for so long. Through Nikki’s research she was able to connect them with their dream casale in Tuscany which they closed on in July 2023!
